Every housing community faces risks that can lead to property damage, liability claims, employee injuries, operational disruptions, and increased insurance costs. This practical session will explore common exposures found in affordable housing and residential communities, including fire and water damage, slip, trip, and fall hazards, workplace safety concerns, contractor management, and resident-created risks. Attendees will learn how to identify hazards before they become losses, implement effective risk management strategies, and better protect residents, employees, visitors, and property assets. We will also discuss how proactive risk management can help reduce claims, support more favorable insurance outcomes, and preserve valuable resources for the communities we serve.

In this interactive, DEI-focused breakout, participants will explore how their everyday choices can create a ripple effect, strengthening relationships, fostering a sense of belonging, and positively influencing those around them. Through a hands-on “Ripple Collage” activity using canvas, paint, magazines, and other creative materials, participants will visually map how one action can spark a chain reaction of positive impact - building momentum toward a stronger, more connected workplace and community.
